MA’ALAEA BANYANS HOUSE RULES
For your enjoyment and that of our other residents and guests, please take a few minutes to read our HOUSE RULES and visitor information.
LOBBY HOURS are from 7:30 AM until 9:00 PM
OFFICE HOURS: 9:00 PM – 5:00 PM M-F CHECK-IN time is 3:00 PM. CHECK OUT TIME: 11:00 AM Sharp. Key drop is to the left of the Lobby doors.
QUIET HOURS are from 10:00 PM until 8:00 AM. At all times, please be considerate of others when adjusting the volume of televisions, radios, and other similar equipment.
POOL & JACUZZI
Pool and Jacuzzi Hours are from 9:00 AM to 9:00 PM. The temperature of the Jacuzzi will be set between 100 and 102° F)
No running, cannon balling, or Marco Polo
Use plastic containers for beverages – no bottles or glass
Deck chairs cannot be reserved and must remain in the pool area or on the lawn
Audio equipment must be used only with headphones
Ball playing/paddle ball is not permitted in the pool
Please use pool shower to remove suntan oil and sand before entering pool or Jacuzzi
Any incompetent swimmer must be accompanied by a competent swimmer
Observe all postings
Sleeping in the Jacuzzi or pool is prohibited
Children under twelve are not allowed in the Jacuzzi
GRASS AREAS: Quiet Hours will be observed. Game playing will be controlled as to not disturb others and not damage grass or other vegetation
CHILDREN UNDER 12: Must be accompanied by a responsible adult in the pool area and in the elevator. They are not allowed in the Jacuzzi at any time. Running and playing in the halls and stairwells is not permitted.
BARBEQUE GRILLS are located to the left of the pool area. It is against the Hawaii State Fire Code to barbecue on the lanais or within 15 feet of the building. None of the common areas may be used for cooking, other than that specifically designated as the barbeque area. Barbeque grill are equipped with gas, therefore no charcoal is permitted. Please brush off the grill when done and keep the area clean. Shut off both gas control knobs when completed.
TRASH CHUTES are across from unit numbers 9 and 10 on the upper floors. The first floor trash room is located to the left of the front entrance. Recycling for glass, plastics, and aluminum is located in the first floor trash room. The doors to the chutes and trash room will be locked from 9:00 PM until 8:00 AM for noise control.
LOST KEYS: Renters or owners who lose or fail to return their unit and/or pool gate keys will be subject to a $25.00 per key replacement fee.
CHEMICALS such as Drano or Liquid Plumber are not to be used to unclog any plumbing in any unit. These chemicals can cause imbalances in the septic system and can shut down the entire system. Please note that the clothes washers are not full sized; use less soap than you would normally use.
FOOD: Do not leave garbage, open food, or dirty dishes sitting in, about, or outside your unit, as these items will attract insects or animals. Rember the tropical environment that Maui enjoys is conducive to ‘critters’.
SMOKING: Please, no smoking in the condo, stairways, hallways, or elevator. These are Hawaiian State laws.
SHOES & SANDALS: Please leave them outside the unit as it keeps sand & dirt to a minimum.
TELEPHONE: Your unit’s phone number is 808-242-4750. Calls may be placed to anywhere on Maui or to toll-free numbers; all other calls must be placed on a calling card.
ANIMALS are not allowed in the building or on the grounds. Please do not feed any animals (including birds or cats) that may stray onto the property.
BEACH: Turn right from the park lot; a short walk to the road end will place you on a 6-mile long beach for swimming or walking.
UNIT REPAIRS may be initiated by calling the rental agent for your unit. If you have an emergency such as flooding, contact the resident manager at 808-242-8505 or the rental office at 808-242-1768, or visit the desk in the main lobby. After hours phones are the above numbers, as well as 808-214-3080 and 808-280-3597.
PERSONAL ITEMS may not be stored on or in the common areas of the property, or on the lanais without the written approval of the Board of Directors. The only items to be placed on the lanais are patio furniture.
SURFBOARDS AND SAILBOARDS must be stored on car racks or inside your unit. They cannot be stored on the lanais or in the hallways. No skating or roller-blading on the property.
LANAI RAILINGS are not to be used to hang towels or any other items.
MAIL DELIVERY AND PICKUP is approximately 2:30 PM Monday through Saturday. The outgoing mail drop is located at the front desk. For guest mail, contact the agent at the front desk during office hours. Mail for guests MUST be addressed as follows: (Your Name, unit #) C/O Front Desk, 190 Hauoli Street, Wailuku, HI 96793-9537.
The Post Office WILL NOT deliver your mail if not addressed as shown.
CAR ALARMS: If a car has a false alarm during the day, during quiet hours, or when the owner is not on the property, the alarm must be disabled immediately and repaired within 48 hours.
PARKING is available for all tenants and short-term guests. Back-in parking is NOT allowed. All vehicles on the property must be in operating condition and properly licensed, including a current safety inspection by the State of Hawaii. They also must be registered with the Front Desk and have a guest permit displayed while parking in the Maalaea Banyans parking lot.
Parking stickers will be handed out by the Resident Manager to owners and long-term renters with proof of ownership and insurance. Guest permits will be handed out for a maximum of 30 days, and must be renewed. Any vehicle not in the above condition will be towed from the property at the owners/driver’s expense and risk. Each unit is limited to no more than two vehicles (including motorcycles) on the property.
PARTIES: If a resident, owner, or guest at the Banyans wishes to hold a party in the common areas for 10 or more persons, including non-residents, a sponsor request will be submitted in writing to the Board through the Resident Manager 1 month in advance. The request will include the sponsor’s name and unit, event date, time, description, purpose, and activities, including plans for food/beverage/catering and for music of any type. Amplified music is not allowed in the common areas.
OPERATIONS, LANDSCAPING and COMMON ELEMENTS: maintenance is the responsibility of the Resident Manager. Owners, renters, guests, or visitors, are prohibited from interfering with the operations of the property, conducting property landscaping or maintenance of the common elements without the express approval and supervision of the Resident Manager. Suggestions or comments on landscaping or maintenance to the Resident Manager or Property Manager are always welcome.
